Guide to successfully registering as a "Real Estate Sales Representative" in South Australia



If you are an existing sales representative who also does property management, you must apply to add the conditions of property management to your registration.


Sales representatives can also apply for auctioneer as part of their new registration or when upgrading an existing registration.


  • Provide evidence that you have completed the relevant qualification (there are 2 options, please scroll down to) :



or are in the process of registering and working towards the relevant qualification (this enables a trainee to register and complete the relevant studies within 12 months of validity).

  • Have a clean record of not more than 12 months

  • Be 18 years of age or older.


The scope of work for real estate sales, equivalent to that of your employer "land agent:"

- Sign a written contract (sales agency agreement) and then act on behalf of the vendor

- Verify the vendor's statement containing land information

- Providing the vendor with copies of all written offers to purchase, contracts, agreements or documents

- Accepting cool notices from purchasers

- Fulfill obligations at auction, such as registering bidders and checking IDs

- With approval, they may receive any personal benefit from the sale

- Establish and oversee the trust fund


You may also become an auctioneer or land agent:.

The sales representative must be registered with the Consumer and Business Services Bureau (CBS). Sales representatives are employed by land agents and are involved in the sale of land and businesses. A registered land agent does not need to be separately registered to engage in sales representation or property management.


Auctioneer

Auctioneers must be registered with the CBS and you must first register as a land agent or sales representative before applying for an auctioneer's license.
